Caveats from the research.
- Psychology Today phone numbers are often call-tracking numbers. Prefer the contact from the practice's own site.
- "verify" rows (marked "down") failed HTTPS from the research box. They may still load over plain http. Open them in a browser before writing the email. Rows marked "unverified" returned an empty or JS-only page and need a manual look (in the realtor list: portlandkeys.com, westportlandrealtor.com, valleybrokers.com, thesalemrealestategroup.com, ambercrealty.com).
- orcounselors name matches to unclaimed profiles were made by name and city. Confirm the match before you mention it.
- Say "older Weebly template", not "table-based" or "1990s". That markup comes from the old Weebly theme engine.
- Gaps come from homepage-level automated checks (HTTPS, viewport, title/meta, builder, copyright year, word count, booking link, schema). PageSpeed scores weren't available for the realtor scan.
